Perla North Coast is a 325 feddan resort community developed by Nations of Sky on El Dabaa Road, close to the midpoint of the Egyptian North Coast. Its footprint covers twelve per cent of the site; the remainder is given to 830 metres of private beachfront, more than 40 feddans of swimmable lagoons, landscaped promenades and open ground. The land is worked across three elevation levels that step down towards the sea, which is why every residence in the release holds either a full sea view or a full lagoon view rather than a partial one.

Who are Nations of Sky?
Nations of Sky is the Egyptian developer that owns and builds Perla North Coast. The company works one way: it takes a whole site and develops it as a single project, rather than buying scattered plots and filling them one at a time.
That approach shows in the decisions. The company chose to build on twelve per cent of 325 feddans and leave the rest as water and open ground. It chose to hand every unit over fully finished, and first row villas with their pools already complete. And it brought an international hotel brand and a beach club inside the gates instead of stopping at the homes.

The master plan is arranged in bands running back from the shoreline. The beach and its promenade come first. Behind them sit the sea terraces, where the Prime, Pavilion, Plateau, Panorama and Perla villas step back in rows so that each keeps a clear horizon. Behind those lies the lagoon district, where chalets, penthouses and lagoon houses stand directly on more than 40 feddans of swimmable water. Two collections: villas directly on the sea, and residences on the lagoons.
The current release at Perla North Coast covers ten designs across two collections. It opens with a two bedroom chalet of 100 square metres on the lagoon and reaches a six bedroom Prime Villa of 575 square metres with a full sea view. Every unit is handed over fully finished, first row villas are delivered with their swimming pools already complete, and the same payment terms apply to all of them.
